Most amenity projects involve a patchwork of designers, fabricators, and installers — each with their own timeline, their own markup, and their own blind spots. THE SEVEN STEPS
A Proven Path From Vision to Reality
Every engagement starts with a discovery call. We'll want to understand the property, your goals, and the amenity vision in enough detail to put something real together. Within about two weeks of that call, we deliver a high-level proposal — scope direction, rough budget ranges, and initial creative thinking. Once the proposal is signed, we schedule the on-site visit that kicks off the rest of the process.
We visit the property for a deep-dive — touring spaces, reviewing floor plans, studying your competitive set, and aligning on final budget, timeline, and vision. By the end of this phase, we've defined exactly what success looks like, so every decision that follows is grounded in strategy, not guesswork.
Our design team translates the discovery insights into a fully realized spatial concept. This includes mood boards, layout options, material palettes, and a design narrative that connects every element to your brand and your residents' or guests' lifestyle. You'll see exactly how the space will feel before a single material is ordered.
We bring the concept to life in photorealistic 3D renderings and detailed construction drawings. Every custom element — from millwork profiles to lighting layouts to branded graphics — is engineered for fabrication. What you approve is exactly what gets built.
2 Rounds of Revisions IncludedOur Orlando production facility handles fabrication — custom millwork, sculptural elements, themed installations, interactive features. We oversee construction of every component ourselves, so quality is consistent across every piece that ships to the site.
Our team executes the build on-site nationwide, managing logistics and every detail through to final placement. Depending on the project and the market, we bring in a local GC partner for permitting and on-site coordination, or work alongside a GC you already have in place — whatever gets the job done cleanly. Either way, we own the amenity scope end to end and you have one point of contact. Most installations are completed in 1–3 weeks with minimal disruption to property operations.
We walk the completed space with your team, document everything, and deliver a maintenance guide tailored to your specific materials and finishes. The space is ready to photograph, market, and open to residents or guests. And because we built it, we stand behind it — direct access to our team for anything that comes up down the road.
